Tuscan Wine Estate

54.0-ha organic estate in Tuscany, on the slopes of Chianti Fiorentino, just a few kilometres from Montespertoli, with Chianti DOCG vineyards (19.7 ha), wine cellar, and rustic farmhouse needing renovation. Excellent opportunity for individuals searching for a well-established winery with the possibility to grow a holiday accommodation business.
A paved road leads to the property and Montespertoli is close by as well as some of Tuscany’s most attractive cities and villages, including San Gimignano (24km), Firenze (37km), Volterra (49km), Siena (51km), Lucca (80km), and Pisa (81km).

The business centre is spread across two levels. The winery cellar (410 sqm – 4,412 sqft) has a capacity of roughly 2,000 hl (cement and fibreglass vats) on the lower floor, while the upper floor holds all administrative offices, numerous warehouses, and the bottling line (400 sqm – 4,304 sqft). The structure also comprises two chambers that will need to be restored (120 sqm – 1,291 sqft) where the ageing barrels were previously housed.
On the upper level, an antique farmhouse (220 sqm – 2,367 sqft) on two stories housing the old coppaia and two flats (70 sqm and 40 sqm respectively). The structure must be renovated and restored before it may be used.

The estate spans 54.0 hectares (133.4 acres) and is divided among vineyards (19.7 ha), olive grove (7.0 ha), and Mediterranean woods (27.4 ha). All activities are carried out using strict organic processes that have been certified by the EU.

The 19.6 hectares of vineyard (located between 150 and 250 metres above sea level) are almost entirely listed as Chianti DOCG (19.2 ha) and produce an average of 8.5 tonnes of grapes per hectare. Yearly production is roughly 100,000 bottles of wine, although this might be boosted by purchasing nearby vines, bringing annual production up to 120,000 bottles.
– Vineyard area: 19.7 hectares (19.2 hectares Chianti Colli Fiorentini DOCG + 0.5 hectares Toscana IGT).
Sangiovese (78.6%), Cabernet Sauvignon (8.0%), Merlot (5.5%), Vermentino (3.4%), Colorino (2.4%), Trebbiano (1.0%), Verdea (0.7%), Malvasia Bianca (0.4%)
– Elevation: 150 – 250 m asl
– Pruning-spur cordon (15.7 hectares) + Guyot (4.0 ha)
– Annual output: up to 100,000 bottles (750 hl)

The vast olive grove (7.0 hectares) contains approximately 1,000 Frantoio, Leccino, Moraiolo, and Pendolino trees and is situated in an area that would allow the oil to be designated DOP Colli Fiorentini. Annual production averages roughly 7.4 tonnes of extra-virgin olive oil.
