This remarkable property offers a harmonious blend of history and modernity, making it an ideal retreat for those seeking tranquillity and charm. With its panoramic views and secluded location, this renovated villa is a true gem.

Originally dating back to the Middle Ages, this enchanting building is believed to have been a monastery, and its timeless beauty has been carefully preserved through recent renovations. Divided into apartments and bedrooms, it provides a total of 12 bedrooms in total. The original architectural features and rustic finishes lend an authentic Tuscan atmosphere, capturing the essence of the region.

Sprawling across a generous 41.0 hectares, the estate encompasses various amenities that enhance the overall appeal. A magnificent 14 × 7 m swimming pool graces the well-maintained garden, inviting residents and visitors alike to relax and unwind. Additionally, an olive grove spanning 3.0 hectares and a vineyard spanning 6.0 hectares add to the allure of this property. Imagine strolling through the rows of flourishing grapevines and harvesting your own olives while basking in the breathtaking surroundings.

While enjoying the serenity of this Tuscan haven, convenience is not compromised. The nearby village, a mere 4 km away, offers essential services, while the town of Arezzo is within easy reach, only a short drive of approximately fifteen minutes. Access to the A1 motorway provides effortless connections to Florence, a mere hour away, allowing you to indulge in the cultural riches of the city whenever you desire.

Step into the villa itself, and you’ll be transported back in time. With a history spanning over nine centuries, this architectural marvel is a testament to the region’s heritage. Originally serving as a small monastery, it welcomed pilgrims travelling along the Via Romea en route to Rome. Over the years, it underwent transformations, eventually becoming a manor house in the 18th century. The structure was later repurposed as a rural home, housing local farmers. Renovations in 1961 maintained its farmhouse function, and a recent transformation has turned it into a refined villa.

Spanning four floors, the building encompasses multiple residential units that can be rented to guests or inhabited by the owners. Upon entering the main door on the ground floor, you’ll find an inviting corridor leading to two connecting bedrooms with a shared bathroom on the left. On the right, two dining/breakfast rooms beckon guests to savour delicious meals. Continuing along, a small shop awaits, where farm products are proudly displayed and sold. Towards the rear of the building, you’ll discover the cellars and a laundry room. Beyond the bedroom door, the kitchen and pantry provide a haven for culinary delights.

Outside, two independent staircases guide you to the mezzanine floor, which offers two distinct units. The first is a bedroom with a private bathroom, nestled in the southeast corner of the farmhouse. The second unit is a delightful small apartment, spanning 100 sqm and comprising a dining room with a kitchenette, two bedrooms, and a bathroom. This space can be enjoyed by the owners or used as a caretaker’s residence.

Ascending the staircase from the ground floor, you’ll reach the first floor, where the charm of the villa unfolds further. Two living rooms, one of which boasts a magnificent panoramic terrace, beckon you to relax and revel in the stunning vistas. A corridor connects these living spaces, leading to two additional rooms that share a bathroom. Continuing down the hallway, two more bedrooms with en-suite bathrooms offer luxurious accommodations, one of them boasting a walk-in wardrobe and a children’s bedroom.

Venturing upwards, the second floor reveals two expansive suites, each featuring its own sitting room and bathroom and a view of the surrounding countryside. A roof hatch connects one of the small sitting rooms to the tower in the centre of the building (used as a storage room).

The outbuilding (105 sqm – 1,130 sqft) is located in the garden in front of the farmhouse and is currently unused and in need of renovation and modernization.

Next to the pool is a pool house (80 sqm – 861 sqft) in need of renovation that could house changing rooms and showers for guests.

The property is surrounded by 41.0 hectares (101.3 acres) of land on the surrounding hills. All around the farmhouse is the garden (approximately 5,000 sqm), which houses the 14 × 7 m swimming pool with terracotta solarium.
The buildings are surrounded by woodland that ensures privacy.
Agriculturally, the property can count on a vineyard and an olive grove, and the large tracts of arable land (23.1 ha) on the farm lend themselves very well to planting new vines or growing typical Tuscan cereals and vegetables. A private pond can be used to irrigate the land.
The Chianti DOCG vineyard (6.0 ha) is in need of partial replanting and is currently only maintained by the owners, with no wine produced. At full production and trying to keep the quality of wine at a high level, we are looking at a potential of 25,000 bottles of wine per year.
The olive grove (3.0 ha) includes 500 trees with typical Tuscan varieties and is currently rented out to a third party that takes care of pruning, cleaning and harvesting.
