In Umbria, Spoleto property, currently a working hotel but would be suitable for conversion into a luxury home with ample guest and staff accommodation. Terraces, panoramic garden and olive grove complete a property with magical views.

The property is made up of an old villa and a dependance, which are connected by a corridor.
The villa, which was converted into a hotel at the beginning of the Sixties, hosted famous artists and personalities such as Gianni Agnelli, the poets Giuseppe Ungaretti and Pablo Neruda, as well as the actresses Audrey Hepburn and Ingrid Bergman. In the 1970’s the villa and the dependance were united and the number of bedrooms increased.
The villa has eight bedrooms, while the dependance includes seven bedrooms. Moreover, the hotel has a comfortable bar area, a very bright reading room, a living area composed of a coffee bar and a relaxation room, and a meeting room.

The villa was restored and converted into a hotel by a famous architect, who chose the best materials of that period. This was the first hotel to be completely furnished by Poltrona Frau and all the furnishings were hand-made.
The hotel is in very good condition and all the bedrooms, spacious and comfortable, boast a stunning view. All the bathrooms are new, while the frames should be changed. The bedrooms, with parquet floors or blue/red carpet, have an air conditioning system.

The property is surrounded by 4 hectares (or 10 acres) of land with olive grove and grazing land. The hotel includes a well-maintained garden and two large terraces of 30 and 60 square metres, where one can relax and enjoy a wonderful view.

Just 5 minutes on foot from the centre of Spoleto,  hillside position, with breathtaking view on the surrounding hills and the aqueduct.
Spoleto is one of the most beautiful towns in Umbria, famous for the Festival dei due Mondi, international music, art and culture festival.
This Spoleto property is within easy reach of the main tourist towns in Umbria and the Perugia Sant’Egidio airport can be reached in just 45 minutes by car.
The hotel is placed under the Rocca Albornoziana and only a few metres from the aqueduct, accessible on foot. The aqueduct, which has Roman origins and ten arches, was described by Johann Wolfgang von Goethe in his work Italian Journey.
