PRICE REDUCED from €1,900,000 to €1,350,000
Fully equipped and ideal for the first time vineyard owner is this small wine estate located on the outskirts of a small village (450m; 2’) in the Tuscan Maremma in the province of Grosseto.
Small wine estate Maremma Tuscany
The property is made up of a single ample building (682 sqm – 7,338 sqft) lying on three floors including a cellar (ground floor and basement) and an apartment on the first floor.
The cellar is 553 sqm (5,950 sqft) wide and is fully equipped for wine production.
The apartment, right above the cellar, is spacious (129 sqm – 1,388 sqft) and is made up of a kitchen, an ample living room, a bedroom and a bathroom. There is also a 130 sqm (1,399 sqft) terrace on the outside.
The property is in excellent structural shape and in good aesthetic conditions. The apartment is totally inhabitable but could use some restoration work to bring it back to its optimal state.
Floors are realized in simple concrete and walls are plastered.
The apartment is simple too and has terracotta floors in excellent state, wooden fixtures, a brick-built arch connecting the kitchen and the living room and plastered walls.
The apartment has the bonus of an ample panoramic terrace, particularly suitable for al fresco dining and/or meeting with friends and relatives.
This small wine estate property is ideally divided into two parts: the first one including the building (cellar and apartment) and located in the outskirts of the village, and the second one with terrains located a short distance away from the building and outside the center.
The cellar is surrounded by a nice space to allow the agricultural vehicles to come and go with the products, but it is usable, if needed, as a parking lot for cars.
As said above, the terrains are located out of the village, a short distance away from the cellar, and span 37.5 hectares (92 acres) of land. In order of size, the land is split among agricultural land (25 ha – 62 ac), grazing land (5.5 ha – 13 ac), vineyards (4.5 ha – 11 ac), olive grove (0.5 ha – 1 ac), coppice woodland (1.5 ha – 4 ac) and unused land (0.5 ha – 1 ac).
The cellar is operational and includes 4 fermentation tanks (75, 75, 80 and 130 hl for a total capacity of 360 hl) each with its own pump, timer, heating/cooling system and temperature checker. Locals are already arranged for the eventual installation of more fermentation tanks.
There is then a 50 hl steel storage tank, 4 concrete basin (40, 40, 50 and 50 hl for a total capacity of 180 hl), two new oak barrels (20 and 20 hl for a total capacity of 40 hl), 9 first-passage French oak barriques and another 20 hl fiberglass tank.
On the outside, under a covered structure, we can find a half-buried basin for grapes collection, an auger conveyor, a destemmer, two pumps and a Vaslin press.
The business is also fitted with a bottling system.
– Montecucco Rosso DOC: 85% Sangiovese, 15% Cabernet-Sauvignon
– Montecucco Bianco DOC: 100% Vermentino
The cellar is in good conditions and fully operational while the above apartment, which is totally inhabitable, could use some restoration which is not strictly necessary.
This apartment could be used as a private residence for the owners or, with a little reworking, converted into offices for the business with a wine-tasting area. Alternatively, one could always convert it into accommodation for workers of the cellar.
