Italian Organic WineA short drive from Cesena on the Emilia-Romagna hills is this organic Italian wine estate for sale. The property covers an area of 46.5 hectares which include vineyards (14.8 ha), persimmon trees (1.8 ha) and olive trees (1.1 ha). The buildings include a farmhouse, an agricultural warehouse and two ruins that need to be restored. The estate currently produces roughly 100.0 tons of grapes (potential to increase) and doesn’t feature a wine cellar. The estate includes four buildings, two of which are ruins (one of these dates back to the late 19th century). Building A (180 sqm – 1,937 sqft, 3 bedrooms and 1 bathroom) is a rural house on two floors: Building B (345 sqm – 3,712 sqft) is a large agricultural shed, used as a warehouse for equipment and vehicles used in the fields. The structure has no systems and the finishes are the basic ones sufficient to perform the function for which the building is intended. The property stretches out on hilly terrain ranging from 200 to 335 metres above sea level. The most interesting part is certainly the organic vineyard (Sangiovese, Cabernet Sauvignon, Albana, Trebbiano) which covers an area of 14.8 hectares with the production of Albana DOCG and Sangiovese di Romagna DOC. About 100 tons of grapes are harvested each year, but it could reach 150 with pruning and reorganization. The estate also grows persimmons (1.8 hectares) and olives (1.1 ha). The woodland of the property includes chestnut (4.6 ha) which at the moment is used to produce wood but it could be easily taken back as a nut-producing grove by cutting down and thinning out some of the overgrown trees. All the operations are conducted with certified organic methods Access to the building is by a paved road, while the fields are served by several secondary unpaved roads.
