Rome Working Organic wine estate

Organic wine farm and hamlet on the outskirts of Rome, on the slopes of the Colli Albani.
With several buildings with a total surface area of around 1,500 square metres, the site features both production facilities and various residential structures.
At present, the farm’s primary crop is the Colli Albani DOC vineyard (14.0 ha), which yields outstanding organic IGT wines with a maximum annual yield of roughly 700 hl (equivalent to about 95,000 bottles).

The nearest village has all you need (4 km; 5′), and if you drive 20 minutes you’ll reach Rome.
Ciampino Airport, around 15 kilometres from the property, is also quite accessible, especially for international flights.

Two farmhouses greet visitors as they enter the hamlet via the tree-lined avenue (both in good condition and currently used as dwellings).

Farmhouse D has a surface area of 353 sqm – 3,798 sqft with 3 bedrooms and 1 bathroom and includes the wine cellar on the ground floor, a storeroom and the apartment on the first floor (comprising kitchen, living room, three bedrooms and bathroom) with a balcony and 150-sqm terrace.

Farmhouse S has a surface area of 292 sqm – 3,142 sqft with 2 bedrooms and 2 bathrooms over two floors and comprises a large living area with an entrance hall, kitchen, studio and bathroom on the ground floor, two bedrooms and bathroom on the first floor. A warehouse on the ground floor completes the building.

Beyond the two farmhouses is the large central clearing, surrounded by other residential and agricultural buildings that make up the remaining part of the hamlet.

Guesthouse A has a surface area of 47 sqm – 506 sqft with 1 bedroom and 1 bathroom and is in good shape, structured on one floor, and consists of a living area with an open kitchen, bedroom and bathroom.
Guesthouse B has a surface area of 47 sqm – 506 sqft with 1 bedroom and 1 bathroom and is ssimilar to the previous one but needs a complete renovation since it has not been used for many years. At the cadastral level, the building currently consists of a living area with an open kitchen, bedroom and bathroom.

A small storeroom (38 sqm – 409 sqft) needs renovation, while the other agricultural buildings (530 sqm – 5,703 sqft) are in excellent condition and used variously as warehouses, vehicle and tool sheds.

Finally, not far from the hamlet, there is an underground warehouse (260 sqm – 2,797 sqft), a recent building used as a tool shed.

The estate covers a total area of approximately 18.0 hectares (44.5 acres).

The hamlet has tree-lined gardens, flowerbeds, squares and a relaxation area covering approximately 1.0 ha and also includes a wood-burning oven with an old fountain.

The vineyard (14.0 ha registered as DOC Colli Albani) faces southwest at an altitude of approximately 130 m above sea level. The soil of volcanic origin features a good presence of minerals (potassium, magnesium and calcium) and a sub-acid pH with a good ratio of sand, silt and clay, making the terrain very suitable for the cultivation of vines which find a favourable environment in which to grow.
The varieties planted in the estate are Malvasia Puntinata, Grechetto, Trebbiano, Montepulciano, Malvasia di Candia, Merlot, Syrah, Sangiovese and Cabernet Sauvignon. Production, which is certified organic, currently consists of IGT wines typical of Latium, with a quantity of around 700 hl per year (of which around 30% is bottled).
The company currently produces the following wines
– Lazio Bianco IGT: Grechetto 50%, Malvasia Puntinata 50%
– Lazio Bianco IGT: Malvasia Puntinata 80%, Malvasia di Candia 20%
– Lazio Bianco IGT: Grechetto 100%
– Lazio Bianco IGT: Trebbiano 100%
– Lazio Rosso IGT: Montepulciano 100%
– Lazio Rosso IGT: Merlot 100%
– Lazio Rosso IGT: Syrah 100%
– Lazio Passito IGT: Malvasia Puntinata 100%

The remaining area (about 3.0 hectares) consists of arable land (very suitable, among other things, for planting new vines), a small olive grove (about 80 trees of different varieties) and fruit trees.
