The space smoothly transitions from the living area to the kitchen and dining area, with a door leading out onto the terrace.
On the other side of the room is a door that goes into the master bedroom, which has a bathroom and a walk-in closet all to itself.
There is a lovely veranda located next to the bedroom, which can also be accessed from the living room. The veranda has windows on three sides, which allows residents to enjoy views of the valley and lake without leaving the comfort of their home.
The floor is finished off with a service bathroom that is conveniently situated adjacent to the entrance.

The entrance to the lower floor is placed on the porch that is located under the terrace, which also houses the 10 x 7 metre infinity pool.
When one enters the building, the first room that one encounters in the building’s centre is a sizable living room that features a piano as well as a stairway leading to the higher floor.
After that, there are three rooms on either side of the building, and each one has its own private bathroom.
After that, there is a gutter with storage that runs all the way around the floor. This gutter is designed to insulate the bottom level from moisture and increase the energy efficiency of the structure.

The home was constructed in 2021 with an emphasis on efficiency and blending old and new components. Stone walls and wooden beams on the ceilings are only two examples of the main elements that were taken from country homes and incorporated into the design of the building’s interior, despite the fact that the structure itself has a completely contemporary aesthetic. The building has huge windows and glazing almost everywhere, so it gets a lot of natural light giving a light and airy feel
Consideration was given to energy consumption: the electrical supply is augmented by a photovoltaic panel system with 5.4 kW of capacity that was installed on the roof; for heating, a heat pump was chosen and supplemented by a gas boiler and solar panels for the production of domestic hot water; and so on. Conveniences that are typical of the 21st century include a centralised vacuum system and remote control of the heating system. On the other hand, water is provided by the public aqueduct, which is maintained by Umbria Acque. Additionally, there is a rainwater collection tank on the property that may be utilised for the irrigation of gardens.

The villa is encircled on all sides by a garden that spans 2,000 square metres (half an acre), is meticulously tended to, and is crisscrossed by winding pathways that go from the front door of the property to each of the villa’s two levels. Both an underground and an above-ground irrigation system are installed in the garden, and an automatic gate is installed to prevent unauthorised entry onto the property.
On the other hand, the remaining land, which totals approximately 2.0 hectares, is predominately made up of mixed woodland and is located on the hill below the house in the direction of Tuoro. However, only one of the two building lots that came with the property (a total of around 7,000 square metres) has been developed; in reality, there is still 576 cubic metres of useable volume available for the construction of a second villa or dependence not far from the first one.
