Superb Tuscan Wine Estate and Winery

The estate is the conclusion of a long-held dream by the owners as well as the result of years of committed work and commitment to the creation of an activity that is in total harmony with nature. In order to accomplish this, geothermal energy is harnessed, which reduces the negative influence on the environment and ultimately leads to the establishment of what is, in essence, the winery of the future.
Between 2013 and 2019, the winery, which is 5,600 square metres or 60,256 square feet in size, was built. The architects Paolo Rapi and Tiziana Clerici were responsible for its design, and it is designed on a hilltop on a site that is situated between two valleys. Having two structures that are nestled within one other, the construction is reminiscent of a Russian Matryoshka doll. It is made of reinforced concrete and is covered in stone from the surrounding area. Because the winery is a double-height structure, it has two ceilings, two floors, and two walls that create a wide corridor around the rooms. This corridor automatically regulates the temperature inside the winery. This is further improved by heat pumps that are of the most recent generation. A low-enthalpy geothermal energy source has been installed in place of gas at the winery, and rainwater is collected, cleaned, and reused. The winery was constructed with eco-sustainability in mind.
Cutting-edge technology is also used to regulate its systems. The equipment, from lights to machines used for grape processing, are computerised and can be controlled remotely through a wide variety of sensors, cameras, and home automation systems. The equipment that is used in the winery is of the greatest quality and up to date and is used to achieve the highest possible production efficiency while simultaneously reducing the amount of energy that is consumed.
When you arrive at the winery, you’re met by a beautiful paved plaza that, thanks to the arches on the sides, resembles a convent cloister. This location is perfect for private gatherings and ceremonies. Upon entering the building, which is barrier-free and thus completely inclusive, one is greeted on the right by a wine shop with a tasting area. On the left, there is a private apartment (which continues on the higher floor) that can be used as an accommodation unit if guests want it. The apartment opens downstairs to a large living area with a kitchen, which leads to the first bedroom and bathroom. Upstairs, there are two further bedrooms with en-suite bathrooms, as well as a stunning patio with views of the entire estate. Returning to the main floor, the structure features an ample tasting area with a vaulted ceiling and all of the required equipment to serve wine at the proper temperature. The floor is completed by a large professional kitchen (the vineyard does not have a restaurant licence but makes the kitchen available to event caterers).
The structure includes both traditional stairs and a modern lift designed to mimic a tire-bouchon corkscrew in shape. Going upstairs, in addition to the apartment sleeping space, there is a spacious room with tables that are typically utilised for gatherings for up to 50 people or tastings. The business’ administrative offices are located on the opposite side of the building.
The actual winemaking cellar lies underground, kept at the ideal temperature. However, because the structure is built down a slope, the basement can only be accessed by two large doors under the terrace. When descending from the ground floor, one first sees a mezzanine “suspended” above the processing rooms. This space serves two functions: as a conference room and a reception area for guests. Guests can enjoy the winery’s exceptional wines while witnessing the winemaking process.
The processing rooms are located on the winery’s lowest floor. On one side is the actual winemaking room, which contains twenty tulip-shaped natural concrete tanks. An automated line running along the ceiling fills the fermenters with squeezed grapes from the sorting area above, exemplifying the gravitational cellar principle. This space is positioned on the back side of the cellar and is accessible by a huge unloading zone. On the other side of the basement is a room that was initially planned as a bottling line (a process that is now carried out using mobile trucks in the winery). This is followed by the ageing room, which includes barriques and tonneaux. The floor is completed with an exhibition room that houses all of the wines made by the winery over the years.
Additionally, the winery has an indoor swimming pool that may be used for gatherings and ceremonies. The pool has a dual purpose: it gives a place to relax and rest while also acting as an outlet for extra hot water generated by the solar panels, which is then pumped into the pool rather than being lost through drains.
The estate spans approximately 119.9 hectares (296.3 acres) and is primarily dedicated to viticulture, with 23.5 hectares of vineyards and a 3.0-hectare olive grove that is presently not fully productive. Furthermore, the estate has a substantial quantity of arable land, approximately 50 hectares, that could be used to plant new vines. The remaining area is covered by forests (25.7 ha), which also serve as a habitat for white truffles (Tuber magnatum). The estate’s vineyards are particularly noteworthy for their complete fencing and protection from wild animals.
The gardens and fields can be irrigated without the need to rely on private wells or the municipal water supply, as a private lake with a capacity of 27,000 cu.m is located on the premises. This guarantees self-sufficiency in this regard.
An ENAC-authorized helipad has been constructed directly in front of the winery, across the road, enabling visitors to access the property with ease from the air.
The estate is located on a hillside at an altitude of approximately 430 m asl, from which the Tuscan coast can be seen in the distance. The vines are perpetually refreshed by the sea breeze, which preserves their vitality and vigour, thereby facilitating the production of premium wines. Additionally, the winery’s location is noteworthy, as it is situated halfway between the Bolgheri and Chianti regions. This guarantees an average summer temperature that is approximately 5°C lower than that of Chianti. The soils were subjected to a thorough zoning process, which included chemical and physical analyses, prior to the vines being planted. This allowed the grapes to fully express their characteristics by sowing each variety in the most suitable location. The soil of the estate is clayish and contains skeletons and marine fossils, as well as alabaster intrusions. Local sculptors also employ this white limestone material to produce stunning sculptures.
Led by viticulturist Stefano Dini and agronomist Michele Senesi, the winery is overseen by a team of passionate and independent professionals. These individuals have contributed remarkable innovations to the estate, which are complemented by their intrinsic passion for winemaking.
