Historic Castle In Umbria Italy

In a good tourist location on a medieval pilgrimage route, the Cammino Della Luce (Path of Light) connecting Rome and Aquileia, this Italian castle complex offers multiple income streams as well as further development potential.
Near to a characteristic medieval village where services are available the property (over 2,300 square metres in total) consists of the castle (6 guest rooms) with a wellness centre, a restaurant, three villas (14 rooms, currently used by the owners), the animal stable (350 m2) and a large shed for tools (1,200 m2). The estate covers approximately 20.1 hectares of land and has a small olive grove (50 trees) plus a bamboo grove.
Good road and rail connections – The A1 highway is just 8 km from the property and from here one can take several different roads such as SS79 connecting Rieti and Terni, the E45 that leaves Italy to the north connecting Sicily and Finland at its extremities, and SS675 that once completed will lead directly to the Tyrrhenic highway. Nearby tourist destinations include the shrines in Assisi and Cascia, the Marmore waterfall and the Nera Valley, the Etruscan sites of Tuscia (Tuscania, Tarquinia, Sutri…) and beautiful medieval towns of Umbria and Lazio such as Todi, Spoleto, Civita di Bagnoregio, Amelia, Orvieto.

The recently renovated castle has a surface area of 400 sq m with 6 bedrooms and 6 bathrooms and unfolds over three floors.
On the ground floor is the large wellness centre which houses a hydromassage pool, sauna, emotional shower, massage room, two changing rooms and a bathroom.
On the upper floors, accessible via the stone staircase that leads directly to the first level, there are six welcoming double bedrooms with en-suite bathrooms.

The building was recently renovated to preserve intact the charm that derives from centuries of history. The fortress has a very simple plan, square in shape, and is characterized by the typical stone walls. The large arched windows testify to the conversion of the fortress into a private villa at a time in its history, as castles tended to have small windows to better retain heat and to provide the defenders with effective shelter. Inside, the building still has the original terracotta floors and wooden beams, while the bathrooms have been entirely revised to adapt them to current standards and provide guests with maximum comfort.

In front of the castle are the restaurant (260 sqm, 2 bathrooms), recently built and finished with local stone and chestnut beams in the style of traditional rustic buildings of the Umbrian countryside. Inside, a large guest room is decorated with a large wall fireplace, while at the back of the building there is a professional kitchen, a pantry, a large closet, an office and bathrooms for guests.

On the large square located laterally to the restaurant, there are three villas (120 square metres each with 30 square metres of veranda, for a total of 14 bedrooms and 8 bathrooms) in chestnut wood, built with renewable permits from year to year and in the process, through the next change to the master plan, to be officially registered. Each building is divided into two independent apartments, each made up of at least two bedrooms, a living area with a kitchenette, two bathrooms and an external loggia (15 sqm). These facilities are currently used by the owners privately and not rented to guests, but it would still be possible to use part of the rooms to increase the accommodation capacity of the farm.

A short distance from the complex, in a secluded position, there is a large shed (1,200 square metres) that is currently used to shelter the tools and vehicles used in the conduct of agricultural activities. A project is currently in the works to install on the roof of this building a photovoltaic system to make the property partially independent.

The property includes another large shed (350 sqm) where pigs, calves, sheep, goats, chickens, hens and ducks are raised.
