Farm and hunting estate with Villa and hunting reserve located near Pescia Fiorentina, in the municipality of Capalbio. The property is placed in a hilly position, a few kilometres from the sea and enjoys a panoramic view to the Argentario and the island of Giannutri.
The estate has a total surface of 1106 hectares and is set on a tranquil and private position, although close to services and amenities.
Grosseto is 40 minutes away, Montalcino, Pienza and Rome and approximately 1 hour and a half drive, while Siena, Montepulciano and Florence can be reached in two hours.
The access is through an asphalted road ending with a 200-metre clay road.

The main farmhouse (311 sqm – 3,346 sqft) is a rural masonry building, recently restored and in excellent condition. It is laid over three floors:
– Ground floor: living room, kitchen and dining room.
– First floor: three bedrooms with en-suite bathroom and a large terrace.
– Second floor: three bedrooms with en-suite bathroom.
The farmhouse features a lush park with a 15 × 7.5 m pool.

The property also has a permit for hunting reserve (renewed in 2016 and with no expiration date) for wild boars, foxes, deer, pheasants, hares, partridges, thrushes, pigeons and woodcocks. There are natural springs of water, sixteen platforms for deer and boar hunting and four shooting stations for pigeon hunting.
