Italian Hotel Project

In the old town of Gallipoli, in the heart of Salento, 50 m from the sea, historical palazzo dating back to the 19th century, divided into four apartments (with a project for a maximum of 13 bedrooms), three of which are currently working as tourist holiday accommodation. The property has a total surface of 567 sqm and is disposed on four levels. During the renovation, completely certified, both the building and the systems have been redone.
The property also allows easy moving throughout Apulia and its beautiful landscapes: Lecce (42km; 35’), Otranto (68km; 55’), Brindisi (76km; 55’), Bari (188km; 2h), Ostuni (113km; 1h 15’) and Taranto (188km; 1h 35’).
The most convenient airports to reach the property are Brindisi Pierozzi (76km; 45’), Taranto Arlotta (128km; 1h 20’) and Bari Karol Wojtyła (205km; 2h 10’).

CURRENT LAYOUT
The palazzo (567 sqm – 6,001 sqft, 6 bedrooms and 7 bathrooms) is laid over three floors and is currently split into several residential units, partially used as a private home and partly as an accommodation for guests. The basement is made up of cellars while the ground floor includes a garage and three independent apartments. On the rear is also a cozy courtyard enclosed by walls.
– Apartment A: dining room with kitchen, living room, bedroom and bathroom;
– Apartment B: living room, kitchenette, two bedrooms and bathroom;
– Apartment C: entrance room, living room, kitchen, bedroom and bathroom.
Reaching the first floor with an independent staircase one gets to the main residence, made up of an entrance hall, a living room with guest bathroom, dining room, kitchen, bedroom with private bathroom and walk-in wardrobe. Part of this floor, one the right once at the top of the staircase, has been converted into an office space. On the rear, a staircase connects the courtyard to a small terrace.
Finally, on the second floor are a bedroom with a bathroom and a gym/fitness area with direct access to the panoramic terrace (196 sqm). The floor is reached via a staircase from the rear courtyard and terrace.

CONVERSION PROJECT INTO A BOUTIQUE HOTEL
For the palazzo, there already exists a project to convert the whole building into a boutique accommodation business (13 bedrooms and 11 bathrooms). The ground floor would be pretty much unchanged except for the garage that would become another apartment. The upper floors, on the other hand, would be totally reshaped to create four apartments and three bedrooms with private bathrooms, replacing the office space and the gym,
The final result would be the following:
– Apartment A: dining room with kitchen, living room, bedroom and bathroom;
– Apartment B: living room, kitchenette, two bedrooms and bathroom;
– Apartment C: entrance room, living room, kitchen, bedroom and bathroom;
– Apartment D (former garage): living room with cooking corner, bedroom and bathroom;
– Apartment E (former office space): living room, bedroom and bathroom;
– Apartment F (former main house): living room, two bedrooms and bathroom;
– Apartment G (former main house): living room, bedroom and bathroom;
– Apartment H (former main house): living room, kitchen, bedroom and bathroom.
The three bedrooms with bathroom are located on the first floor (where currently is the bedroom of the main house) and second floor (one is already there and the other will replace the gym).

The building dates back to the mid-19th century when it belonged to an important local family.
During the restoration, carried out between 2008 and 2011, four units have been created. There is still, however, the possibility to easily unify those units. During the renovation, completely certified, both the building and the systems have been redone. The bathrooms have been totally restored and equipped with box showers. The rooms on the first floor boast star vaults, while those on the ground floor have barrel vaults.
On this occasion the property has been equipped with a perimeter and volumetric alarm system and a completely separate system of video cameras, both controllable even remotely.
