Villas in Tuscany for sale

Presently utilised as holiday rental accommodation, with excellent results and feedback, this pair of finely restored villa properties date back to the 18th century. Beautifully positioned on the top of a hill giving panoramic Tuscan views. The villas are a short drive from Pistoia and Montecatini Terme and Montecatini Terme Golf Course is conveniently located less than 10 kilometres away for golf enthusiasts.
The villas have been finely renovated, repaired and updated to keep their charm and have a total of 11 bedrooms, which can cater for up to 30 guests.
The structures are encircled by a park garden that spans 6.8 hectares and features two infinity swimming pools as well as a sizable olive grove.
All services may be found in the neighbouring village, which is only four kilometres or ten minutes away, whereas Pistoia itself is around a 20 minute drive.
Florence, Siena, San Gimignano, Pisa, and Lucca are some of the most attractive art cities in Tuscany and it is possible to reach each in 2 hours drive or less.

The two-story Villa Orpheus was built in the 18th century and spans a total area of 500 square metres or 5,380 square feet. It contains 7 bedrooms and 6 baths.
The ground floor of the villa contains the villa’s large living area, which consists of two eat-in kitchens with respective dining rooms next to them, three living rooms with fireplaces, a sitting room with TV, a billiard room, a small laundry room, and a service bathroom.
The sleeping section is located on the second floor and includes two rooms that share a bathroom with another room and four bedrooms, each of which has its own private bathroom.
A loft bedroom may be found directly above the living area, and it is accessible through a quick stairway.
The villa’s swimming pool, which is 12 metres long and 6 metres wide, is situated on a natural terrace that is set immediately below the villa. From this vantage point, one has a view that extends as far as the eye can see across the valley below.
In addition to a whirlpool zone and night illumination, the infinitypool also includes a changing room that is equipped with a shower and a toilet.
The pool features a filtration system that can remove chlorine from the water, and the pH level of the water may be adjusted automatically. The solarium surrounding the pool is decked out in terracotta tiles, and there is a leisure space just below the pool on the right that features a canopied gazebo as well as chairs.

Similarly built on two levels, the 350 square metre, or 3,766 square foot, Villa Eurydice was similarly constructed in the 18th century. It contains four bedrooms and three baths.
The structure has a modest entry on the ground floor, which leads directly into a bedroom on the right and directly into a bathroom on the left.
If one keeps going straight ahead, one will reach the central living room that is connected to the kitchen as well as the formal dining room that has a fireplace.
The master suite, which features its own private bathroom (complete with a Turkish bath) and walk-in closet, can be found on the second floor, along with two further bedrooms and a bathroom that all three rooms share.
To return to the entrance, there is also a door that leads into a private in-house gym located to the left of the entrance.
From the swimming pool, which is 16 metres long and 8 metres wide and is situated in the grounds of the villa, one has a view that extends in every direction over the valley and the surrounding hills.
The swimming pool with an infinity edge has a spacious whirlpool area (with enough for up to 8 people) and night illumination, in addition to a changing room with two showers, a toilet, and a separate commode.
In addition, the pool features a filtration system that removes chlorine from the water, and the pH level of the water may be adjusted automatically.
The pool solarium, like the rest of the area, is decked out in terracotta tiles, and at the very end of the space is a relaxing nook that features an unusual stone “theatre.”

Both structures have undergone painstaking renovations by the present owners, who have done so with the intention of maintaining the traditional look of the farmhouses while also including modern touches that lend the properties an even greater air of allure.
In terms of the interior finishes, the original terracotta flooring has been retained wherever it was possible, as have the wooden beams and elements constructed of pietra serena. The structures themselves are made out of the traditional combination of stone and brick for their framework.
There are still fireplaces made of engraved stone, and the one that is placed in the main hall of Villa Orfeo is particularly noteworthy because it has two faces.

The two villas are located within a private park that spans down the gradual slope of the hillside and encompasses a total area of 6.8 hectares (16.8 acres).
The upper portion of the park, which is around 6,000 square metres in size, is comprised of broad flat terraces that terminate in the two swimming pools. Stone and terracotta pathways run throughout this portion of the park in order to connect the various areas of the property.

As we make our way down the hill, we come onto a sizable olive grove that spans approximately 3.7 hectares, followed by sections of mixed woodland that span approximately 2.5 hectares and serve as property boundaries.

There is a private parking lot at the entrance of the house that can hold up to five cars and is closed off by an electric gate.
