Restored water mill home for sale in Tuscany. Just outside of Caprese Michelangelo in a small village it has 2 bedrooms and bathrooms, a garden and an outbuilding (potential to convert). Caprese Michelangelo Tuscany water mill homeThis antique water mill has been lovingly renovated, and it can be found just outside of Caprese Michelangelo in a small village. A practical and well-stocked grocery can be found just 50 metres from the property, and other essential services can be found in Caprese Michelangelo, which is just two kilometres away and can be reached in five minutes by car. The water mill has a surface area of 141 sqm – 1,517 sqft spreading over three floors, all of which can be accessed directly from outside. On the upper floor is the spacious kitchen which features locally handmade chestnut cabinetry, with a dining area and a living room with a working fireplace, two bedrooms and a shared bathroom in between them. On the intermediate floor is a generous living area connected to an office space with a private bathroom (potentially usable as a third bedroom). On the lowest floor, set into the ground on three sides and opening onto a spacious terrace overlooking the stream, is a large room formerly the milling room, nowadays converted into a hall with the original stone floor. This beautifully renovated and preserved historic water mill was featured in the book “I Mulini di Caprese” (Mills of Caprese) by noted historian Vincenzo Desiderio. The mill has been finely renovated by the current owners, who bought it in 2005, retaining and enhancing its unique features. In 2006 the building was expanded by adding the studio, a second full bathroom and a laundry area with a clothes washer and dryer on the intermediate floor. In 2014 the roof was renovated, replacing the old tiles. All the windows have then been replaced in 2006 with new double-glazed fixtures for better thermal efficiency. Finally, in 2018, a new boiler was installed in the house. Just a few steps from the mill is a two-story outbuilding (46 sqm – 495 sqft) which is used as a garage and tool room.
