The property is currently a sustainable community and the main activities are ecotourism and agriculture.
The hamlet can be used as tourist accommodation and farm; furthermore, given its large internal and external areas, seminars, conferences, parties and weddings up to 200 people can take place here.
As an alternative, the hamlet can be used as private home for up to three families, with privacy and a lot of shared external areas.

The property is surrounded by oak woods, olive groves, a vineyard and boasts breathtaking amazing views. The farm is 9 km from the historic centre of Umbertide and 20 km from Lake Trasimeno, the largest peninsular lake in Italy.
Perugia Ponte San Giovanni and Terontola-Cortona are the closest train stations.
Perugia-Sant’Egidio airport is about 45 minutes’ drive away, the two airports in Rome can be reached in approx. two hours and forty minutes.

The hamlet consists of a main farmhouse and numerous outbuildings.

The main farmhouse (about 1035 sqm) is laid out on three levels, composed as follows.
Ground floor
1st apartment: large entrance hall, hallway with toilet, spacious shared room, living room with fireplace, dining room, kitchen, pantry, study, library, bedroom with en suite bathroom, walk-in closet.
First floor
2nd apartment: entrance room with kitchen, large living room with fireplace, bedroom with en suite bathroom, bedroom and bathroom. The second bathroom has been converted into a bedroom.
3rd apartment: entrance room, kitchen, living room with 18th century fireplace, bedroom, bathroom and a bedroom with en suite bathroom.

Up to 28 people can be hosted in the farmhouse.

The third building is a large outbuilding of about 280 square metres with floor to ceilings windows, high ceilings, bamboo floorings — perfect for yoga courses — and bathroom. The building is surrounded by a solar greenhouse/orangery. On the ground floor there is a carpenter’s shop and a cellar where you can make wine.

The property dates back to the 15th century, originally it was a watch tower and over the years other buildings have been added. The current owner bought the hamlet in 2012, which was renovated following the principles of renewable energy, recycling of water, biomass heating and bio-construction.

The property includes a saltwater swimming pool (5×12 m) and it is surrounded by 39 hectares (or 96.33 acres) of land, of which 25 ha of woodland, 9 ha of arable and grazing , 2 ha of olive grove, 1 ha of vineyard, and 1 ha of vegetable gardens and fruit orchard.
In the farm there are various animals like horses, pigs, chickens, geese and goats; the flora consists of oak trees, juniper trees, chestnut trees, brooms, dog roses, berries and mushrooms. The current owners have planted thousands of fruit trees and hedges.

The location of the property at the Tuscany Umbrian border, two of the most beautiful regions of Italy and the excellent size of the buildings would also allow renting out portions of the property as stand alone units for short-term visitors, with an estimated return on investment of 3% a year.
Alternatively, it is also possible to become co-owner of the property, buying only part of the estate and sharing the outdoor spaces with current owners.
