Italian Winery and Vineyard for Sale in Tuscany | Maremma DOC Wine EstateThis Italian winery and vineyard for sale is located in the hills of the Maremma area of southern Tuscany, within the municipality of Massa Marittima in the province of Grosseto. The estate lies in a panoramic countryside position with sea views and offers a fully operational wine and olive oil business supported by modern infrastructure and established production. The property extends across approximately 38.7 hectares (95.8 acres) of land. Of this, 7 hectares (17.3 acres) are planted with registered Maremma DOC vineyards producing red and white wines. Grape varieties include Sangiovese, Merlot, Alicante, Cabernet Sauvignon, Syrah, Vermentino and Viognier. Annual wine production is approximately 45,000 bottles, with labels marketed under Maremma Toscana DOC, Costa Toscana IGT and Toscana Rosso IGT classifications. The vineyards are situated at an altitude of around 340 metres above sea level with south and south-east exposure. Planting density averages approximately 5,200 vines per hectare using spur-pruned cordon and Guyot systems. Vineyard planting dates range from 2004 to 2023, allowing for both mature production and newer vines. Soil composition is predominantly clay with gypsum and copper, suitable for structured red wines and aromatic whites. The wine cellar measures approximately 300 square metres and was constructed in 2016. It is equipped with modern winemaking technology, including a new-generation control system that allows remote operation. Adjacent to the cellar is a recently built tasting and hospitality building of approximately 100 square metres, incorporating a tasting room, barrique storage and temperature- and humidity-controlled areas suitable for oak barrels and terracotta amphorae. In addition to wine production, the estate includes 4.1 hectares (10.1 acres) of olive groves with approximately 1,200 trees. Cultivars include Leccino, Moraiolo and Pendolino, with tree ages ranging between 45 and 80 years. Average olive oil production is around 6,500 kilograms per year. The remaining land includes woodland and arable areas, with sections suitable for future vineyard expansion subject to local approvals. The residential component consists of a recently built villa of approximately 220 square metres. The villa is divided into two independent apartments with separate entrances, making it suitable for owner accommodation and guest or staff housing. Both apartments benefit from open countryside views extending toward the sea. The estate buildings together provide over 700 square metres of internal space with more than 18 rooms, 4 or more bedrooms and 6 or more bathrooms. Additional structures include an 80-square-metre agricultural shed, wine storage areas, and technical rooms. The estate is fully fenced and equipped with an alarm system covering the cellar and barrel storage areas. Utilities include mains electricity, natural gas, mains water supply, private wells, internet connection, rainwater collection tanks for irrigation, and an external lighting system serving the main buildings and grounds.
